Booking Terms and Conditions



Throughout this document the following terms are used:

‘You’ means the ‘Party Leader’ as identified on the booking form and all members of the party.

‘Us’ and ‘we’ and ‘our’ mean the owners of the property.


The booking form to be signed by the party leader who must be over the age of 21. By signing the form, the Party Leader signifies that all members intending to occupy the house agree to be bound by these booking conditions and have given their permission for the Party Leader to sign on their behalf.


The contract will be valid once

–        The booking form has been completed, signed and dated by you, and received by us.

–        We have received the holding deposit or full payment where the booking is less than 2 calendar months before the rental period begins.

–        We have confirmed the booking to you in writing.


 Holding Deposit
Reservations will be made definite upon receipt of a non-refundable deposit of £250 ($350) per week/part week booking along with your completed booking form within 7 days of your provisional booking.

The holding deposit is non-refundable, but will be deducted from the final payment amount.

The balance of the total amount due is payable no later than 2 calendar months before the start of the rental period. Should payment not be received by the due date, we reserve the right to cancel the booking and the right to retain the deposit. You may then be liable to pay cancellation charges as set out on the scale in section 5, below.

Full payment at the time of reservation is required for all bookings made within 2 calendar months of the start of the rental period.

Security Deposit

You must pay a security deposit of £400/$500 along with the balance due 10 weeks before the start of the rental. This is paid with the final balance payment to the homeowner and will be returned in full no later than 30 days after the end of the rental period, provided that the Management Company has confirmed that the property and contents are in order, no excess cleaning is required, telephone calls, and the keys have been returned. Where repair, replacement or excess cleaning is required, a deduction will be made from the security deposit to cover the extra costs incurred. Where this is necessary, we will supply an itemised statement to you along with a cheque for the balance of the security deposit. Alternatively, the management company are able to put a hold on the credit card for the security deposit.

UK Residents:

  • By Bank Transfer (Details will be provided on request).        
  • By Cheque against UK Bank.

Non-UK Residents:

  • By Bank Transfer (Details will be provided on request) to US$ account.
  • By Bank Sterling Draft Cheque.
  • By UK Bank Cheque (£GBP).

Villa Documentation / Directions

Once all payment has been received, we will send you and information pack containing details of our management company, driving directions and villa access, approximately 2 weeks prior to your departure. There will also be a folder in the villa containing all the necessary information you will need.


a) Cancellation by you

You must notify us in writing of your wish to cancel. The date of cancellation will be taken to be the date of receipt of your notice. The cancellation charge will be calculated on the total rental cost, including options, according to the following scale. We will return your security deposit in full.

b) Cancellation by us

We will do all within our control to avoid cancellation. If we must cancel your rental because of circumstances beyond our control, we will notify you in writing without delay and where possible make alternative arrangements. Where such arrangements are not acceptable to you, you must notify us in writing. Once we receive your notice we will refund in full all money paid.


We are sure that you will appreciate this home is privately owned by a family just like yours and trust that you take good care of it and its belongings during your stay. Please respect this as charges will apply for any damages caused during your stay. The homes are inspected before your arrival to ensure it is clean and ready for you, and the home is inspected upon your departure to check for damages and reported to the homeowner with photos.  If you do have any problems during your stay, please register them with ourselves or the management company so we can record and resolve them, we can accept no liability for complaints or concerns made after your departure.


Without any restrictions to any other booking condition, neither we nor our Management Company shall be liable for any loss, damage or injury arising in connection with your stay at the property, caused by any matter outside of any reasonable control, including (but not limited to) acts of God, war or threat of war, terrorist activity, civil disturbance, strikes or other industrial actions, airport closures, epidemics, acts of governments including quarantines, weather conditions or any event beyond our control.


Insurance is essential – never travel without it. Medical service charges in the USA are particularly high and you are strongly advised to make adequate provision.

Although every effort is made to ensure the villa is in perfect condition for your holiday, we are not responsible for any deaths, injuries or illness, or loss or damage to property, including motor vehicles, or to that of any guest, however caused, nor for any expenses incurred for any reason. Security of your belongings is entirely your responsibility, and you should take the necessary precautions to avoid loss.


Our Management Company in Florida is responsible for the maintenance and care of the property. Access must be granted to them at all reasonable times, to allow the urgent maintenance and repairs where necessary. Where a contractor needs access, our Management Company representative will be in attendance.



Every care has been taken to ensure the accuracy of all details and descriptions of the villa.


Check-in time at the villa is 4pm on your day of arrival. On the last day of the rental period you must vacate the property by 10am, unless an alternative arrangement has been agreed with us in advance. We will accommodate changes to arrival and departure times where possible, but such agreement may only be possible shortly before the rental period begins.


For your party’s safety and comfort, this property is a smoke-free environment and we ask you to respect this by not smoking in any part of the house or within the pool screen-enclosure. Pets are not permitted in the property. We ask you to be good neighbours during your stay, and to make every effort to secure the home against damage and theft.


The owners do not accept any liability from using the pool, spa or the pool area and continuous vigilance whilst in the pool area is essential. Please do not allow children to be unsupervised in the pool or spa at any time and there are signs in the pool area for precautionary measures that you should observe.
